How Do I Know Which Builder is Right for Me?

With more and more millennials hoping to buy their first home, it’s no surprise that inventory is tight. So what are you to do when there’s little inventory and the quality homes you do see are out of your budget? Consider working with a home builder to either custom-build your dream home or find you a new residence among their already built models.
Buying a home is an exciting time in anyone’s life, but it can also be stressful. Save yourself the hassle of scouring the internet for hours to find your dream home only to realize it’s already under contract. Find a builder that’s right for you and can make your dream home a reality! But how? We’ve gathered some tips to help you make an informed decision when choosing the company that is going to build your new home.

I Need My New Home to…?

Seems simple enough, right? Just pick a few things that are important to you and voila, you’ve got your home. Well, not so fast. When purchasing a home, it’s crucial to sit down and really think about what matters to you. We all want a mansion with a pool and a three-acre lot, but not all of us have the budget for that. Make sure you’re realistic about what you need (as opposed what you want).

Do you really need an 8,000 sq. ft. home? If so, be prepared to pay for it. Focus on things that are non-negotiables that work into your budget. These can include square footage, lot size, type (single-family, ranch, split-level) and style. Once you’ve created your list, consider which builder can help you create your home.

Established Reputations Always Win

Every business starts out the same way: needing to garner clients and build a positive reputation. However, there are many home builders that are able to do this and sustain growth quickly through excellent craftsmanship and a solid reputation. This is why Sunrise Builders is so focused on making our homeowners happy!

While it’s somewhat unfair to completely write off smaller builders—they often have some home building veterans—it’s important to skim through testimonials and customer feedback to see what kind of experience they offer home buyers. Not to mention, it gives you a chance to see how long they’ve been in business, their reputation and how clients that have worked with them feel.
Still not sure if a builder is “the one?” Ask them to give you customer references. These home owners will give you the “down and dirty” on the builder and their homes, which is pretty valuable. They’ve lived in the homes, so they can offer an honest perspective.
Ask the tough questions so you can properly vet your next potential home builder. Just remember, your house is an investment; you want it to be well-built and offer you the peace of mind that it is a great investment. The best way to do this is to do your research!

Tour the Model Homes

Who doesn’t love perusing through gorgeous model homes knowing one could potentially be yours? Spend a weekend touring the builder’s model units to see if the style and design are in line with what you’re looking for. This also gives you the opportunity to examine the craftsmanship and quality of the products used. If you want granite countertops and see laminate, it might be a warning sign that you’re not a good match. Touring the homes is essentially trying on the home for size.
